How to find out which user has visited the site?

Hi Habr!
I work in a Real Estate Agency, there was a need to understand how many real customers visit the site, unfortunately we cannot find out, because. some of the traffic comes from employees of other agencies.
What are the ways to determine this flow)))?

To get started, install some Piwik, or Ya.Metrica at least. Analyze users. Perhaps it will be possible to distinguish “by eye” real users from agency employees.

Make a feature on the site that is only needed by clients and not interesting to realtors, and vice versa. Either write the IP addresses of visitors separately, or make sure that they are written to the logs. Then, by the ip-addresses of visitors, it will be possible to distinguish who is xy.
