Website rental / development of an online store for % of sales?

Hello!
An order was received to develop an online store with a guaranteed attendance of at least 50-100 thousand uniques per day.
We agreed on a % of the turnover, so that both parties would be motivated to work on the site constantly, to improve it.
How to arrange a relationship?
It seems that the easiest way is to lease a site, with payment tied to the turnover of an online store?
Or is it still a site development agreement with, again, a link to the turnover of the online store?
If anyone has such experience, please share. Maybe there is a contract template for such cases? What points should be considered in advance?

If guaranteed, then let him write a loan receipt for the cost of the work.

Think about how much "your" site is worth. That is, how much would the client (this one) pay.
Well, then estimate how difficult it is for "such a respectable gentleman" to find this money so that you do not have to report on sales.
In the very principle of CPS, there is nothing wrong with a bunch of niches. But I never heard of such a relationship in the beginning.
