Obtaining a license (rights) to port a PC game to mobile platforms?

Hello!
My friend and I have an idea of ​​porting our favorite game to IOS and Android for the official release of the game on the AppStore and Google Play.
The game is quite famous and is one of the first parts of a large series. The rights to the entire series belong to one of the major players in the market. This company is focused on releasing games for PC and consoles, so we can assume that they will not port anything to mobile platforms on their own.
The following points are of interest:
1) is it possible to acquire rights only to this particular part of the game? (the whole series does not interest us)
2) in what form is it best to negotiate and how to increase the chances of a positive outcome?
3) Is it necessary to acquire rights at all or are there any alternative options?

1. Ask them how do we know?
2. In a form that is beneficial for them, offer them a % of the proceeds and describe the business plan, what you are going to do, how you are going to monetize and what $$ you see in a couple of months, years.
3. Depends on the specific "object", if the authors give the go-ahead - it's not necessary, otherwise it's necessary.

Are you set up like a studio or something else? Without this, I think they will not talk to you. Who wants to risk their reputation by entrusting the development to amateurs?
I myself wanted to port to Android Fable first, but then I realized that no one would trust me with porting.
