Domain name market

They offer to rent a domain name for a fixed monthly fee. How to do it safely?

What are the pitfalls in this case and how is this done in general so as not to lose the domain and not fall under the article?
I'm afraid that they will drive the domain into a ban.

Draw up an agreement describing all the points and in no case re-register the domain. And be prepared to go to court.
But in general, the idea is dangerous - because. to explain to the court about bans, to prove guilt, etc. that's still a quest.

don't lose the domain

technically, in the DNS settings, records of the NS type remain with the owner
for records of type A, MX, etc., we specify the client’s IP addresses,
you can even organize a subdomain for them

It is very similar to the fact that you desperately want to find adventures in the place where you sit... :)
You understand that you will be responsible before the law for any crime related to the actions of the tenant?
It looks very much like a planned set-up... Imagine how you will prove to the judge that it was not you who posted something illegal on the site... And to sue in our country, and even in such a sphere of law... desperate person.
