Monitoring the quality of a wifi connection?

Hello. The situation is this:
I have a wifi adapter connected and an external remote antenna is connected to it, which is outside the window.
I catch Wi-Fi, which is 30 - 40 meters in a neighboring building, the speed is excellent up to 25 megabits, but sometimes the ping jumps from 30 to 600+, sometimes it shows that the connection is limited. I can’t figure out if this is a problem with that Internet or with the Wi-Fi connection with my antenna? Are there any programs for monitoring ping, for example, for a long time or the quality of communication with a point? I tried Acrylic Wifi and the like, but there you can’t specifically select 1 network and then view this graph somewhere. Thank you.

When the WiFi signal level drops, the exchange speed drops sharply (this is how the 802.11 standard works). A 40m. - this is already a critical distance for WiFi. It is worth a little drop in the level of the received signal (for example, fog), and the speeds will immediately drop significantly .
