It's best to use any empty theme. Customize it to your needs and find a booking plugin that suits your needs. Most likely, the booking functionality is hardwired into your theme, and turning it off will be much more difficult than taking another theme and attaching a plugin to it. It's just that this extra functionality will give an extra load on the server if it is not cut out of the topic.
