How can a customer protect himself when working with a mobile application developer?

I plan to order the development of a mobile application soon. Naturally, I want to be sure that as a result of the work, all rights, accesses and files will belong to me. In this regard, there are a couple of questions:
- Does anyone have a standard contract for the development of a mobile application?
- How technically is the transfer of the finished application to the customer?
First of all, I am interested in details on the iOS platform.

Use TDD technology, that is, install a server that conducts tests for the application, if the tests are negative, then you return the applications and let it complete the application for free. Regarding contracts, companies usually provide contracts themselves, and freelance services have their own service agreements.
