GPON in a huge building?

Colleagues, tell me how expedient it is to build a GPON in a large building? The territory is 800 by 800 meters, where there are many tenants. I would like to have a managed, modern network with the ability to provide high-quality high-speed service at the facility.
Questions arise: how compatible are OLTs and ONTs from different manufacturers, how reliable is the equipment (core and access)?
I look towards OLT MA5600T from Huawei.

Not to mention the problems of compatibility and, accordingly, lifetime binding to one vendor, GPON is stupidly more expensive than the “separate optical port-fiber” scheme per user, if you choose the right equipment.
Perhaps something has changed now, but before the GPON project made sense only with very long optical spans (long village) to save on cable or if it was impossible to place and power transit nodes of classical circuits.
Ethernet is naturally even cheaper, but has a weak point in the form of problems with aesthetic placement and guaranteed power supply for floor switches.
Well, again, the question of goals and the required reliability. To distribute the Internet in a large office building to tenants, I would use the fiber from the switch to the subscriber (there are already good SOHO routers with optical WAN or SFP).
And if the building is your own, it’s strange to put an active in every room or workplace, so Ethernet.

I’m embarrassed to ask: is it impossible to split one large area into several small ones and install L3 ethernet switches with 10G uplinks and SFP / copper gigabit ports?
Read this . Of course, not without bias, but there are many very objective moments. For example: about the presence of many single points of failure. In the case of a properly built ethernet network, you can pull out any optics or cut off any piece of iron (from the central ones) for power - and few clients will notice that something has happened.

GPON network requires serious aggregation and core. You will also get certain hemorrhoids with her service. The compatibility of OLT and ONT must be carefully checked and tested. In MGTS, for example, this process was very complicated. Plus, there is a significant point on the activation side - you will have to configure all services on the ONT and keep a huge inventory base for this business, you may need a TR069 server. GPON is more relevant for gaining Internet access to the entire building as a whole, but not inside. I agree with the previous speaker - Ethernet is in your hands and everything will be OK.
