Interested in the experience of guys who worked in banks. Are there any special programs for preferential mortgages? And if you are conditionally resigning from there after 3-5 years, is it necessary to "return" the benefits?

Yes.
Mortgages may cease to be preferential and become ordinary, but for sure it depends on the bank and the specific case.

As noted above, each organization has its own system of values and benefits for employees, programmers do not stand out from other employees in any way (if this is the question). And so, you need to find out in the organization in which you work all the conditions. I know that Sberbank has preferential loans for employees, which do not cease to be preferential after dismissal. Can't speak for other banks.

I myself did not work in a bank, but I heard from people who worked that there are preferential mortgages.
In many companies, installment plans are also practiced: they give you money, you buy an apartment, but you also pay it back from your salary every month. There is no interest, but in almost all cases you have to pay the entire balance in case of termination.
And I also know companies where, with one or two annual bonuses, on some projects, you can take the coveted studio in the panel ghetto for ~ 5kk :)
