Gentlemen, help determine what requirements you need to ask a specialist to develop a smart home system for your needs. Task: to develop a room management application for the b2c sector, i.e. not for a specific person, but with the ability to change the user. You need to control the door lock, light, electricity, motion sensors.
As I understand it, you will need to select the necessary microcontrollers and program them + create a server and set up wi-fi and bluetooth.
Very similar to carsharing apps. How many developers will be required and from what area? I'm already confused, I don't understand who should be responsible for what.

The first thing you need to decide is which devices will be controlled and what is the manufacturer of smart devices? I would take everything from xiaomi (smart sockets, door locks, temperature sensors, water sensors, etc.) + there are libraries for them under nodeJs + probably there is documentation (Yandex recently integrated the management of these devices into its search engine). I would look at what the manufacturer has and for which platforms, what documentation, etc.
1) If mobile devices: then I would probably write a cross-platform application on ReactNative or Flutter.
2) Will it be possible to manage from the site through a personal account? There Frontend on VueJs, backend on PHP or nodeJs.

Option 1: 1 - advanced developer + designer to create corporate identity + sales manager
Option 2: If you don't believe that everything can be done by 1 programmer, then at least 2 developers + designer. 1 will make a mobile application + the second will file a website and make an API for a mobile application + a designer + a sales manager.
