Smart House

A smart home ecosystem for a geek?

I decided to make myself a smart home, not really knowing what it was, and immediately set customization as a special criterion.
I want advice and direction in which to start moving.
1. Existing ecosystems like Xiaomi are just a closed set of poorly customizable devices with a common remote. There is no advanced setup, there is no way to add a device assembled by yourself. Am I right?
2. And then it turned out that there are special hubs that have a lot of settings, plugins, scripts, and are also able to combine devices from different ecosystems.
I started looking at openHAB - it seems to be what you need. Are there worthy alternatives?
3. And if I choose openHAB, what is the most convenient way to organize a network and connect self-made sensors to each other? MQTT over wifi on esp8266? And openHAB and mosquitto servers for Raspberry Pi?

A typical "geek" raised by Habr.
On points:
1. Yes
2. This is already an alternative.
3. Shaw?
Drop it. Do you have rooms where you need to automatically turn on the light and heating? Do you have a greenhouse where you need automatic watering and auto lighting? Do you have "smart" kettles, coffee grinders, tureens and vacuum cleaners?
Of course, you can turn on the light automatically when your mobile phone is in the Bluetooth range and rejoice, but this is a waste of time, effort and money.
