In the absence of line of sight, most 2.4GHz technologies fly by. Even if some zeebee can break through one or two (non-concrete) walls at low speeds, then it will be difficult to call such a solution reliable, especially given the strong noise at 2.4 GHz in general.
You better look towards the subGHz range. For example, Texas Instruments is famous for its ultra-sensitive, long-range sub- GHz transceivers (more wiki ).
TI CC1120 - in general, one of the most powerful, sensitive and long-range transceivers in the category of a few dollars apiece.
