Which non-commercial license with no code redistribution should I choose?

I need one company to provide the source code of one of my applications. It is necessary to choose a license that will allow them to view and modify the received code, but not distribute it, as well as use the application within the company without making a profit. There are no such ready-made licenses. And why do you need it. Draw up a contract of sale and specify all this there.

Each small proprietor, as usual, either writes the contract himself (perhaps peeping at a neighbor), or turns to a professional. The second, of course, is preferable, but the first is not particularly difficult either - you don’t need to ban a lot of intelligence.
