What should you pay attention to when implementing Impact mapping?

Essence of the question: I would like to know about your experience of using Impact mapping.
Namely:

1. Difficulties you faced and how did you solve them?
   
2. What in your opinion are not obvious reefs in the tool?
   
3. Team/company restrictions for using the tool?

In my project, I decided to implement this method at the design stage. It helps me to build a framework of user stories, to see if any functionality helps to achieve the goal or is it superfluous. This is, you know, like a sketch in the interface design process. It is also very convenient to use it to evaluate the project, to build its estimate.
