I'm afraid you can't get by with one CMS. You either take a powerful CMS and add / rewrite it by 40-80% to get the desired result. Or you start development on the basis of a modern framework and again implement all the necessary functionality. Both options require high resource costs (man-hours of work).
The points you mentioned are only a small part. You still need to implement a lot of things under the hood and from the admin panel, well, if you really want something like Avito.
