What is fraught with the location of the web studio next to competitors?

Greetings friends! My friend and I decided to open a web studio in our small town. We found a great office for a reasonable fee and have already paid for it. But there is a nuance. Our office is located in the same building as a competing studio, moreover, our studio is in the next room with competitors. In the corridor we have 2 doors, ours and competitors. Our studio relies primarily on the price and high quality of sites, the studio of competitors on the market for 5 years, it works on the principle: "For the client to pay", seeks payment by any means and then throws the client to the mercy of fate with his site. Also, this studio throws freelancers to whom it owes money, and underpays its employees. Things have been going very badly for them lately, the site is down, they moved from their large office to a small room of 16 sq. m, but nevertheless they are still in business. The owner is a very "cunning" type, he keeps the studio together with his wife and they do not miss their own. What can be expected from such competitors and how to deal with it? We are still at the stage of registration "LLC". I would be grateful for a detailed answer.

Very comfortably. Intercept dissatisfied customers.
And send the greedy to colleagues.
For retail, the location of stores of the same type nearby, where a carefully selected product is bought, is beneficial. Attracts more customers.
Preparing for more thorough conversations like "At the neighbors." I'll have to explain more why. This is a chance to get additional customers if you work extra.
