EDS - electronic digital signature.
A physical object is a token that stores an EDS and some other things in order to sign files (works in tandem with some crypto provider, for example, cryptopro)
You can sign files using an EDS without a token if the signature is in the form of a regular file.

Probably, it is meant to sign the contract with an electronic signature - this looks the most logical. Then next to the contract file there will be a file that confirms that it is signed (usually some *.sig file).
