What am I doing wrong with kernel-rt?

I have centos 7.
There are 2 options for assembling the rt kernel.

here we pull everything we need from the centos git and collect bags. everything is working. I must add, there is an ephemeral synthetic test in nanoseconds. The lower the number, the faster. in the case of assembling the kernel according to this recipe, 4 microseconds are obtained.

here we download the sources, patch, edit the config and build. I collected not as make. but as make rpm.
and the figure that turns out to be 5.5 microseconds.
config-3.10.101-rt111 and config-3.10.0-327.18.2.rt56.223.el7.centos.x86_64 are identical.
what am I doing wrong? where to dig, what to read?
ZY: I tried to collect as make; make modules_install install; the results are just as terrible.
