Uber in real estate?

Hello!
Please kick the idea (and perhaps someone can add something), codenamed "Uber in the real estate rental industry."
This idea, like all others, arose from the search for a solution to one's own problems, regret that in other areas it is, but in the one in which you need it - no!
So, the essence of the problem: there are several premises that need to be rented out, in addition, in a couple of days an apartment is also vacated, and you also need to look for a tenant!
"Contact a real estate agency (AN)" - many will tell me, but, firstly, with regard to residential real estate - the commission, which in different regions reaches 100%, or even higher from rent, currently scares away many potential tenants, and everyone tries to rent a house through acquaintances/acquaintances/acquaintances (very often, as a result, again falling for a realtor :) ), what about commercial real estate, I will not talk about the central regions, but, in our country (Kemerovo region and many neighboring ) NA is always ready to include an object in its database, but they are not willing to work to find a tenant / buyer - there is a CAM, well, that's good, this is also evidenced by the huge number of "RENT" banners and so on most objects in cities.
Most of the transactions (on commercial real estate) are carried out, as they say, through acquaintances, or direct calls to potential customers (who are usually determined by the owner of the object), but if there are not so many acquaintances, and there is not much time for calling, what to do ? Rely on Avito and other sites / newspapers, etc.?
Let's get to the heart of the idea!
Make a system similar to the one that taxis now use (in particular, Uber, it’s simple, too many people hear it), i.e., the owner needs to rent / sell a property (commercial / residential), he adds the object to the database and this information is distributed among all registered participants in the system who want to earn money and they are already all dealing with this issue.
On the boards there are often objects from AN, unrealistic prices, and so on. (how to avoid this in the system - the issue is being worked out).
Why do people who want to make money on real estate use this system - convenience, up-to-date information and, there is another selfish question - we focus on working with acquaintances (i.e. the owner expands coverage at the expense of system users), and take a percentage from acquaintances as it is not right (of course, not for everyone), the system will help to hide this matter :) !
Methods of monetization:
- who places the object pays for placement
- the one who uses the system pays for providing information
- commission from the transaction
All methods are raw, and are presented here as options!
Perhaps there is something similar, but maybe I just didn’t describe some key points, or I just couldn’t find an analogue, in the form in which I imagine it!

Their bans by phone and other methods are not very helpful because they are cunning, and most importantly, because without them the site becomes empty. After all, the landlord does not often pay the agent, he is paid by the one who rents and the agent also walks to show the apartment, the owner lies lazily on the couch. As for housing for a day, etc. where there are no agents, booking, airbnb have already taken almost everything.

In fact, the idea is good - how to deprive the intermediary between sellers or landlords and actually people who want to buy or rent an apartment, but only realtors immediately come running and start interfering with real estate companies.
Here, for example, they made a search engine among all real estate ads - https://flatfy.com/ - and that, anyway, 90% of ads are from realtors.
That is, how can you do something cool in this area, but you need to take into account that real estate is a very conservative area and most likely you will not be able to do something like airbnb in Russia.
