Task "Remote concierge". Any: thoughts, ideas, examples of hardware / software etc - do you have any?
Probably already many, at the suggestion of Xiaomi, have got themselves a budget "smart home". Accordingly, I also want to implement something a little more advanced in the framework of an apartment building than the standard wired + analog solution of the "concierge task". But it seems that the solution from Xiaomi is not particularly intended for "going beyond the apartment" ...
The main difficulties so far are with the budgetary implementation of the "video intercom". It is clear that you need to allow residents to use any android smartphone for the client, but what program would combine viewing video from the access camera with remote opening of the access lock?
In addition, examples of low-cost equipment on which it would be possible to implement the Task are very interesting. Call panel. Distribution of a video signal (from a video surveillance system not intended for this) to numerous subscribers-residents. Remote opening of the access lock (separately or in conjunction with viewing video from the access camera). Etc. etc. and so on I will be glad to any sensible ideas, your experience, or even just a brand / model of some suitable piece of iron / software

An example from barriers. The database contains phone numbers. If a call follows from such a number, the barrier opens.
Video can be output from any registrar if he can send the stream to RTSP (model to the studio). Next, we encode with ffmpeg and send it to the web page. For example...
By intercoms - Are you sure that opening from smart is a good idea? There are many nuances here...
Starting from the fact that your security system will look at the Internet, and God forbid, it will also work through the "cloud" of the manufacturer. Next, you need to calculate how long it will take for a person to find a smartphone, open an application on it (and we remember that most phones cost 10-15k rubles), until it loads and shows a picture)) That is why video intercoms usually bring an analogue to an apartment immediately from splitter.
My suppliers recommended this equipment.

I don't know how to do both actions. It is necessary to select based on the opening of the intercom. And how lucky is the picture. A little later I will write off the models of intercoms
Look towards SIP intercoms. But I don't think it will be cheap. Analog intercoms are much cheaper. There are many different manufacturers and models.
About video sharing. The vast majority of DVRs are not designed for mass connection to them over a network. If you need a mass connection to a video surveillance system, then it is better to buy a cloud designed for this and drive traffic through it.

As an option, from the pluses it integrates with the existing analog intercom without re-laying lines to each apartment. Video, audio, lock control is available via SIP. I tested everything in zoiper, it works with the purchased h264 plugin.
I am slowly moving forward with the solution of the problem. I found a cool inexpensive (1100 rubles including delivery) GSM gateway on Aliexpress, which will allow you to open the front door by calling from your phone or by SMS: ali.pub/31qjfl , respectively, in my case, you will need 4 such gateways and 4 SIM cards, one for every entrance. This device is the key to organizing a "remote concierge workplace". Then it remains only to solve the problem of accessing video from the "door panel" in real time, solving it along the way - you can also provide residents with a budget video intercom, for example, based on a simple android smartphone.
As a DVR, apparently we will use 8 channel - Keno KN-TVR8 / 1, for about 10,000..11,500 rubles. You can also reduce costs (2 times) by using some Zodikam NVR4208-E (8 channels, P2P, Onvif), but only if you switch from a very common analog "wiring" of intercoms to digital.
