SFTP, how to grant access to a separate folder?

1. Multiple users need access to the server via SFTP. Access is required only to certain directories, for example:
- For user1 - access only to /var/www/user1
- For user2 - access only to /var/www/user2
, etc.
2. And the second question... is it possible guest access via SFTP for any user, with limited rights?

1. Chroot, available in openssh-server, but I prefer proftpd more often
