How to write a book?

The book will definitely be distributed in electronic form, definitely free of charge. In paper - well, if suddenly ... then yes :)
The author is one person (but, perhaps, some chapters will have co-authors).

I ask for advice:
1. What is the best way to write?
Word (easily and clearly), LaTeX (fragmentary knowledge remains from the time of the institute, there is no particular desire to remember, and I want to concentrate on the text, and not on the markup). Something else as simple as Word and powerful as Latex? Maybe Git? But what about markup?
It is highly desirable that the system be online. That is, it would be possible at any moment to "check out" everything that he wrote before, and continue.
2. What should I pay attention to? Underwater rocks?
