How to set up access to the local server from the global network?

Good afternoon.
There are two offices, in the first one, an optic is installed in the server room, which is plugged into Nateks fg-ace-iad-4-gw , from there to the Tenda 796F60 router (this is part of the landlord, next week they will throw 1 more optic specifically for us), from it to our router ( Keenetic Extra , but tomorrow I will change to Keenetic Giga KN-1010 ), and then to the 16 port TP-Link switch . All devices in the office are plugged into it, among which there is a machine running Windows Server 2012 . On this server , an SVN server is running, and folders are shared on it for users by type Incoming / Outgoingwith access settings by users and groups. In the second office, there is only an internet connection. The question is how to enable people from the second office to use the ball and the SVN server?

Take a white IP address from any of the providers, raise a VPN server, and make a route through the VPN to the network of another office.

You won't do that on it. This is a purely SOHO device, for housewives - turned it on and the Internet worked, nothing more.
Banal Mikrotiks are inexpensive to take to both offices, on one server, connect from the other.
Only it’s better not to take really cheap ones for 1.5 thousand, the VPN server will not pull.
