1. Separate repositories. Give access to only that part of the project that is minimally necessary for the developer.
2. Do not give access to the server
3. Do not give full deployment instructions
4. Do not give the entire database
5. NDA
In general, in real life, it is extremely rare for someone to need other people's sources. And this is all unnecessary trouble and complication for everyone.
