How to forward ports in VirtualBox so that inside the VM you can see the real IP, and not 10.0.0.2 ?

If you need virtualbox to get into the network from your local PC, then set the bridge mode in the network adapter, and put your network adapter below. The VM will start getting an address on your PC's subnet from the router.

The question is technically incorrect.
Port forwarding does not work so that the VM sees the real IP.
Just forward the port outside to the VM, so those who connect to the host on port X actually end up on the VM port Y
