How to make architecture in Bitrix correctly?

Suppose there is a directory of apartments. They are located inside the residential complex.
The residential complex has its own properties:

  • Name
  • The address
  • District
  • Photo
  • ...

The apartment has its own properties:
  • Square
  • Price
  • Photo
  • ...

A lot of apartments can be placed for sale inside the residential complex.
Task:
  • Filter both by the properties of residential complexes and by the properties of apartments. But in order for the apartments to be displayed in the catalog not separately, but as if they were part of the residential complex - one entry in the line of the list of elements, where there will be the Name of the residential complex and a list of available apartments. We accept the fact that the list can be from a large number of elements
  • The product card displays information on the residential complex and on all apartments that are for sale in this residential complex

Question:
  • Need to do it all through trade offers?
  • Or just create 2 infoblocks and bind apartment elements to the residential complex through the "binding to infoblock elements" property? And then write a filtering component, a catalog and a product card from scratch?
