How to do port forwarding in Mikrotik from a local server on a virtual machine?

There is such a problem, there is a server with Windows Server 2012R2 OS, it has a virtual machine on which the local openserver server is installed, on which I deployed cms.
I need to forward the port through Mikrotik so that I can connect from the outside to the cms itself, which is on the
local
server
. on 192.168.88.84:80 - does not work
from 91.235.69.48:50004 to 168.88.84:8080 - does not work in Mikrotik
And nothing worked from this
91.235.69.48 - Mikrotik
192.168.88.84 - virtual machine on which the local server is openserver
Can you help, because something can't be configured
