How to configure SFTP access correctly?

I'm trying to set up SFTP access, according to this instruction https://sysadmin.ru/articles/nastrojka-sftp-dostupa
But there was a problem at the stage of mounting the folder. That is, on this command:
mount --bind /var/www/sysadmin.ru/ /home/crazyadmin/sysadmin.ru/chroot
The fact is that I don't have such directories... This is the first one.
Secondly, it is not clear why create a separate user at all?
That is, after enabling access via SFTP, it becomes possible to log in using the user account ...
Or is it correct to create a separate user and give him access only to specific directories, and the user has access to a lot and is therefore not safe? Do I get it right?

roughly speaking - sftp is ftp over ssh.
those. where the user has access when logging in via ssh - and sftp will reach there.
Now the question is - what does it mean for you to "set it up correctly?" From my point of view, you are now set up correctly
