No third party apps. I wonder how, for example, WHOIS and others like it do this ... How do they even know if it is busy or not?

Do you mean automatically? You are not a registrar to have direct access to the database?
Then the most reliable thing is to connect to the registrar via the API. Immediately buy if it is free and needed.

Depends on the domain. There is a so-called. thin and thick registers (zone coordinators).
Thin ones give only the header (registrar, registration and expiration dates, status)
while contact details are given from the server of the registrar.
Fat people give all (or not all) details themselves.
Some country codes (for example .es) can only be checked on the registry website.
You can also make a request to the registry server, but not everyone will give the full information. Therefore, the best option is the registrar API. Well, or use ready-made solutions like DomainR
