How to access the client's site?

Suppose a client has accepted an order, under the terms of which I have to make changes to the site. What should I ask him? Archive with all site files? Or admin access?

Strange question, is this your first time? It all depends on the client's infrastructure. Perhaps he has a git where the assembly is located, perhaps he has a test server, or he will let you make changes right in production. In the first case, you need access to the repository, in others, ftp or ssh access to the server. Or access to the hosting admin panel, where you can configure access yourself.
