And that's the question: "Wouldn't it be better to move these sections to subdomains as a separate site?" For example, a forum on forum.blog73.ru, as well as cars, real estate and a bulletin board. There are many reasons, the main one is that it is not easy to pull one site for SEO, but here there are several at once - this is still hemorrhoids.
