Are there too many properties?

There is an information block with goods. Each product has 400+ properties. Has anyone worked with so many properties? How much did it slow you down?
Test server. Caching during development is completely disabled. Properties are generated and imported automatically from UT 1C 11. At the moment, the standard component of the catalog, when displaying a list of goods, is loaded in 3-7 seconds. The output of 3 store.catalog.top components takes 5-7 seconds. Sometimes it sags up to 10-15 seconds. Soon the optimization of properties in the 1C database will be carried out, because are similar in name and meaning. In production, caching will be enabled and XCache will be enabled.

the server must of course be bordenky for such tasks, adjust mysql and nowhere without caching, look towards the composite, I think you can always put something into static
