Wi-fi protocols of smart devices to work with a smart home?

I thought of making a security system capable of independently, without my participation, working out pre-set algorithms in case I can’t control via the Internet due to its absence.
Include systems in it:

  1. Leak detection
  2. Water removal (based on a pump, leak detection system and sewerage)
  3. Fire alarm
  4. Security system
  5. Irrigation system

There was a question of pairing a relay (c wi-fi), a water heater (c wi-fi) via wi-fi. Tell me, please, where you can see the specifications of the protocols, or take ready-made libraries C ++, Qt. I have not yet decided on the types of water heater and relay.

And there is usually no wi-fi. More often something less energy-intensive is used. And on top - ZigBee.
And so who told you that there will be open protocols in the models that have not yet been selected? It may well be proprietorism.
