Which controller to choose for "smart home"?

Hello.
I installed a simple GSM alarm system with a relay module (controlling water supply taps). Now, I want more flexibility in automation.
I already asked a similar question on the "toaster", and the commentators advised MajorDoMo.
Well, they mentioned the rest - Z-wave, Sensehome, Mimismart, Loxone.
In general, as such, a "smart home" is not needed in the city. If we are in a private house, we can manage a boiler, install solar panels, manage garages. Then in an ordinary apartment, IMHO, the functionality of a "smart home" is reduced to automation according to a schedule / events. Management of light, hoods, as the practice of friends shows, is all pampering for the first month.
Based on my thoughts, needs and opportunities, I singled out key points.
Because everything is "from scratch", it is planned to make the maximum low-current wiring and install wired sensors. I still don't trust radio channels and batteries.
In the plans
- x1 contactless proximity-card reader in the entrance (disarming / arming)
- x1 door open sensor (dry contact)
- x2 motion sensor
- x3 smoke / fire sensor (combined or separate)
- x6 leakage sensor
--- x2 ball valve with electric drive (12 volts / max. 1 A / max. 15 W / connection with 3 contacts) // shutting off water in case of leakage
- x7 floor temperature sensor
--- x7 cable/film electric floor heating
- x2 pressure sensor /water pressure
- x1 water temperature sensor in the hot water riser
--- x2 ball valve with electric drive (12 volts / max. 1 A / max. 15 W / connection with 3 contacts) water, "opening" the boiler

- x2 air temperature sensor
--- x2 IR emitter (air conditioner control)

12 ( +4) dry contacts
12 sensors with variable data (temperature/pressure/humidity, tell me the correct name)
7 (+1) relays for 220
4 relays for 12
3 (+1) IR emitters
3 flow sensors (water, electricity)
Which controller with additional components (relays, contacts) should be considered? Where there is at least a simple SMS control / notification.
Any LAN/WiFi, mail/push notifications are welcome.
Maybe what sensors have proven themselves (I repeat, I would not want to use wireless ones)?
I am considering Wiren Board 4, maybe 5 more will appear by the time the process of implementing plans is launched.

I tend to - MegaD-328/2561 from ab-log
Not expensive, understandable, you can screw a bunch of different sensors.
I'm building, but I'm building a test bench first.
With a web muzzle, I haven’t decided on what to cut it down on?

It's sad not to see a single answer to such a topical (for me) question... Then I'll be the first.
Tell us how you ended up with the smart home project, what did you choose, what controllers did you take? I'm also leaning towards Wiren Board + RS-485 bus across all sensors/sockets/lights. I don’t know yet how it’s better to breed, how many controllers to put in the rooms. I would be glad if you share your experience.
