What is the best way to sell IT business?

There is a small and stable business for servicing Internet users, which has been operating for more than 10 years. The business is geographically tied (Irkutsk), i.е. there is an office, there is a website through which orders are received. But for more than 3 years there is no time to develop it and devote enough time, moreover, I decided to move to another city.

The business is well-established and makes a profit, but it needs to be developed otherwise the profit will decrease, there is no time for this, as there are other more global projects. I think that if you make a small "presentation" showing income and expenses, as well as changes in these indicators over the past couple of years, that will be enough. Then decide for yourself over what period (in your opinion) this business should pay off and add 15-30% to this figure at your discretion (development potential).
