Need advice on how to proceed?

Good day!
I've been working on the same project for quite some time now. Almost 2 years. Real estate project. I participated in his life as a developer, programmer, administrator, designer and was involved in almost all development. The only thing I didn't do was planning thematic sections, how it should look like (although who am I kidding, I also did this). This was done by another person. And the waters came that moment when the question “Where to go next?” arose.
It was like a hobby. I did not receive any money from this project. And then no one got it yet. At the same time, I worked at an official job (you have to live for something). At one fine moment, my friend and I assembled a team to look for an investor. I wanted to devote more time to the project, because. he was promising.
An investor has been found. We signed an agreement on joint activities. I retired from work and began to deal only with this project for a minimum salary.
The contract indicated the amount of investment, our shares in the future enterprise upon completion of the payment of the entire amount of the investment spent (a legal entity was opened in the name of the investor), the obligations of the parties, and other things that controlled our actions.
One fine day, at the training camp, the investor said that this was the last month of investment. the amount invested is coming to an end. Well, I said that I would look for the office. work (there is nothing to pay me money). As a result, active development stopped completely. I write, finish writing, finish when I have free time - before and after work and on weekends.
And now the question! How to proceed?
One side:
- a promising business related to real estate;
- there is a share in the future enterprise (small but there is, and this is passive income in the future);
– attendance is constantly growing (the project is young, interesting and ambitious).
On the other hand:
- the project needs to be constantly dealt with in terms of development (there are a lot of ideas and ideas), but now this is impossible;
— basically, I do all the work (80%), and I have almost the smallest percentage under the contract,
the project is still not self-supporting (there is a flow of money, but it is not significant);
— I am a young family man and I want to spend less and less time on this project;
- there are other ideas, other technologies that I would like to implement, study;
– during the development of the project, I absorbed quite a lot of knowledge and technology to do without it;
- in the direction of technology, the project has practically exhausted itself, I don’t think that I can still draw something out of it for myself;
— very high competition in the real estate sector, but there are prospects to be the first;
- burden obligations under the contract - if they are not fulfilled, then there will be sanctions from other participants.
I understand that it takes a lot of effort to do something well, but is it worth it?
Lately, the thought has been constantly spinning that I am doing something completely different from what I need to do.
I considered many options for what I could do to calm my blood. Here are some:
- just send everyone, give your share and forget about this nightmare;
– find a new investor who will bring new funds into the life of the project (but this is not an option, because I work at an office job and I don’t think that they will offer me better conditions);
– sell the site (we were offered to buy a site from us for quite a lot of money, but for some reason no one wants this);
- sell your share (here you need a programmer who will work instead of me, and where can I find him?).
Here I sit and puzzle over what to do. What would you do in my place?

If the project does not generate money, then make sure that it generates. If the project generates little money, then make sure that it generates more.

Gained experience and planned to dump. In the end, they completely ceased to appreciate, but more to be rude, to threaten, to demand something. Withdrew from the contract. And already with the new experience, I got a new job, which I am 200% satisfied with.

You need to look for a new investor, but now to recruit a team. Because speed is important for a startup.

And what kind of sanctions under the contract? Will they deprive you of interest? Or are there also fines?
What to do in this case is up to you. It all depends on the adequacy of the investor. If he understands that the project will almost certainly die without you, then will offer you competitive conditions (pay a high salary as a manager + developer in one bottle) + add assistants to you.
And for the future - to conclude: there is no point in working for free or working for half the price if you do not have an extra $ 1 million. Life is one, as long as you live in dreams, the best years will go away. So either combine: decent money now and interest later, or just decent money now. And money and interest is normal, you deserve it. There are very few people who do anything. Basically they want to profit at the expense of others.
Now there are a lot of people with money who do not know how to multiply and are ready to adequately pay for someone else's work, especially when a person is proactive. You don't have to earn minimum wage. Get the maximum salary + interest :)

Deal with idiots. Either you sell your share, or they sell the site, or the terms of cooperation with you change. I think it's obvious :)

You were offered to buy a site. You didn't want to.
You want to sell the site - who told you that they will buy your site. You want big money.
