Is the service of Sberbank for registering transactions in Rosreestr safe?

Sberbank began to provide services for the transfer of mortgage transactions for registration.
The algorithm is as follows:
1. The buyer and seller in Sberbank fill out an application for issuing an EDS and give it to the manager
2. The manager issues an EDS for the buyer and seller
3. The manager prepares the text of the sale and purchase agreement
4. The parties read the contract, if there are no errors, they nod their heads.
5. The manager presses the "sign" button
6. The buyer and seller receive an SMS with a code
7. The buyer and seller inform the manager of the received codes, she enters them into the program
8. The sales contract in PDF format flies to Rosreestr with the signatures of the buyer and seller
What confuses me:
- it is not clear where the private key is (neither the buyer nor the seller is issued it)
- sending a confirmation code by SMS - authorization is so-so

Both participants in the transaction are checked by the bank. Sberbank has a digital signature of each client (key), on the basis of which the transaction is recognized as valid.
You can trust, no doubt.
