How to change the transparency of a 3d object?

Good afternoon, I'm working on a game, according to one of my ideas, when a character approaches, a 3d object should appear smoothly, that is, in fact, changing its transparency. The problem is that I can not understand which parameter is responsible for this. I decided to implement it through animation, that is, it is there that you need to use the parameter. In general, the question itself is - what parameter is responsible for the transparency of a 3d object? Or am I doing something wrong...

The material has a type selection, there is transparent, cullof, fade and something else, in general, choose 2nd or 3, see if everything is normal with the display of the model and the alpha channel will work
