Do an online store for a percentage of sales?

Hello. A customer showed up, he wants to make an online store, but he doesn’t want to pay any advance payment, neither for development, nor for SEO promotion, nor for attracting customers. He sings about the fact that his average bill is large, that there are a lot of orders, etc.
In my opinion, it all smells very bad. Offers to give 40% of the order in the first 3 months of the site (and here the question arises - how can the site bring orders in the first 3 months if it does not really rank in search engines), then wants to lower the percentage.
In general, we (the team) cannot keep track of what kind of business he has, how many clients he really has, what his average check really is, etc., therefore, it seems to me that this is the most unprofitable for us as a development team.
Of course, maybe you can agree with him on other conditions, but he may not show the exact boo. reporting on orders, squeezing money from orders, etc., so I have concerns.
People, how did you work? What do you think?

Make a landing page with a "product" on the knee, without backing, order by mail through zhs Hire
this friend to steer sales on the same terms that he offered you
0 real money, only % of sales, all SEO is under your control and only after your approval , for 3 months
In case of success, you have a business
In case of failure, minus half a day for the site and money for SEO

Naturally not.
If the customer has a successful business, then finding a couple of hundred for the site is not a problem. From here there will be no such moronic offers. And if he does not offer money, then this is some kind of stray asshole, ala, business is youth.

Everything is always different. I’m just working for%, but whether I will take on this or that new project depends heavily on 3 things: niche + region (affects the cost of traffic) and the personality of the customer (into the furnace of inadequate, eccentrics with the letter m, mean people and other personalities uncomfortable for joint work).
What is his niche? Region? Already on the basis of this, you can estimate the financial model and calculate the profit according to the pessimistic / optimistic scenario, and make a decision.
And is the customer considering paid traffic (contextual advertising, targeting in social networks), or is it just “free” seo? After all, waiting six months until seo swings and only then buyers will go is not an option.
