Why aren't all games written in Unity?

What is the point of developing your own engines? Is it only in prestige? Why don't all gaming companies use Unity or Unreal Engine? I don't think it's for the sake of hiding the splash screen from Unity for free accounts. Those who have enough money to write their own engines will have enough to buy a full license. So what does it have to do with it?

Why even make something of your own, if there is already something ready? I see three options:
1. NIH syndrome. The developer, purely out of principle, tries to use only what he himself has created, minimally involving third-party development / tools. Logic here to look, as a rule, is meaningless.
2. "Own" solution appeared before another ready one. There are many game engines in the world that were created before Unity. Own development has been used for a long time, it is debugged and time-tested, a lot of things have been done for it; throwing it in the trash for the sake of some newfangled Unity is frankly a pity.
3. The finished solution does not meet all requirements.Let's say Unity is too heavy for a particular toy, or it doesn't support some very necessary features, or it supports it, but it's not good enough (it eats too many resources). "Your" engine for a specific game can be sharpened better, which will automatically give you a competitive advantage over other games made on Unity.
